  Edmundo and his team are top-notch, world class inspectors. I have bought and sold a half dozen properties, three of which I renovated here in the states. I was interested in buying a property near Vila Franca that needed quite a bit of work, while simultaneously selling my property in the US. My house here had multiple offers in 5 days so I needed to know quickly just how dilapidated the Vila Franca house was before selling my existing US property. Edmundo expedited his feedback, even though it typically takes at least 2-3 days to prepare a thorough, detailed inspection report - typical for any inspection firm and certainly what any of us should require. But Edmundo understood my time-sensitive predicament and provided all critical, emergent issues or red flags ahead of time. This was a lifesaver. When he did provide the final, complete report, it was extensive thorough, and detailed with no-stone left unturned.   I hired AzorExpat Services for a home inspection in São Miguel. Both inspectors Edmundo and Scott were great and provided practical and comprehensive report for all the necessary repairs and renovations. While I was trying to get them to check the property before signing the final deed, the realtor and owners didn’t allow them to check anything because they wanted to leave the place in a totally unacceptable condition (broken gates, toilets that don’t flush, missing pipes, electric issues, even the grass that they didn’t cut for over 5 months after receiving a 20% deposit). Rather than being a pleasant experience of buying a house in Portugal, it turned into a nightmare. Therefore, please don’t purchase and don’t give any deposits until you have a professional team like AzorExpat Services to represent your interest in this process. This will significantly help in negotiating the final price and avoid extra headaches.   I was involved in a business deal, where the buyers needed a pre-sale home inspection, and they hired the AzorExpat Services. The service was very thorough and gave the report produce was very detailed explaining what were the major issues of the house, and some suggestions on other issues and their maintenance. The inspection paid itself as it gave the new owners a complete current picture of the property, and warned the previous owners of some safety issues that they would need to be responsible for before the deal was closed. I strongly recommend these services and will keep sending clients their way knowing a very good work will be performed, protecting the clients interests in mind. 5 stars service.

  AzorExpat Services were quick to respond to and coordinate with us, our buyer’s agent, and the listing realtor selling the property.  Edmundo and Scott were able to schedule our inspection within a week, with the written report and debriefing to discuss the report several days later.
  
  We were considering a property with a house built in the mid 1980’s which needed some rehabbing work for deferred maintenance, repairs fro water damage to a floor and an annex, as well as some upgrades to incorporate the charm and beauty of Açorean style to a modern house with amenities such as HVAC, and to move the kitchen from the annex into the main house. 
  
  In our initial communication to schedule the inspection, Edmundo provided invaluable advice on the differences between purchasing a property in the US and here, which defused the pressure to submit a formal offer prior to having the inspection.  Inspections are still a relatively new concept to Portuguese real estate; knowing how to navigate and understand the differences in the sales experience has enabled us to escape expensive and serious missteps. 
  
  Our buyer’s agent had arranged for a contractor’s estimate on repairs and updates; Edmundo’s and Scott’s inspection report and advice helped to clarify that many items in the estimate which we had thought were upgrades (recommended for comfort and livability) were in fact structurally necessary to repair damage due to water, mold, mildew, and wood worms. We had wanted to keep original features to maintain the European charm of the house, and due to our unfamiliarity with language and culture, hadn’t understood that, for example, the suggestion to redo the tile floors with something more modern was in fact because of the need for the floors torn up to make the repairs and to prevent the damage from repeating in the future.  Scott and Edmundo helped us to understand how construction is done here in Portugal, and we realized that much of the work we had thought was optional, and thus which we could do ourselves in the future, was instead going to need to be done prior to our occupying the property.

  Highly recommend Edmundo and Scott for anyone interested in moving to the Azores! The house inspection report was very thorough (130 pages!!) and we added on a video tour, which gave us an even better look into the property.
  
  My wife and I are looking for a home that we can live in part of the year and rent out for the rest and we were pleasantly surprised that they've also been running short-term rentals in the Azores since 2017! They even offer Q&A sessions for anyone curious about it or living in the Azores in general.
  
  They are like the Swiss-Army knife of resources to get you living in this tropical paradise. My wife and I have traveled to dozens of countries and islands, but the Azores is where we chose to honeymoon because nothing beats it. Even though ultimately we decided to pass on the house, we can't imagine buying one now without Edmundo and Scott's inspection first.

  The best decision we made was hiring Scott and Edmundo during our relocation and home purchase in the Azores! They provided many necessary services to make the relocation to Portugal a breeze. Any help we needed during the process and for our home purchase they had the resources, resolutions and the connections to make relocation and buying a home from the USA an easy task. We found our forever home with their help, got our home inspection and we used their legal services so we did not have to attend the closing on our home. AzorExpats went above and beyond and the services they offered gave us the piece of mind that all we needed to do was get our visas in hands so we can move to paradise. I did not realize just how important the home inspection was when buying a home in Portugal..real estate is handled so differently then in the States. The buyers are not protected the same way and knowing exactly what you are purchasing is huge! We received an extensive report of any and all issues with the home we purchased. They found many, many things that were on the report but none were a deal breaker and we love our home in PARADISE! The climate is different then we are used to and the home construction is also very different. The home inspection report opened our eyes to any and all of the issues and potential issues we may face. We closed on our home while we were in the US, we had construction done while in the states and waited for the visa approval. Once we had our boots on the ground in the Azores and visas in hand we stayed at a hotel for a few nights and slowly purchased a few things to get by with. We had our belongings shipped in a container across the pond. We moved in to our home within 10 days of arriving and did a few more projects upon arrival.. We could have never done this process without the services provided by Edmundo and Scott and we are so grateful.   AzorExpat Services rates 5 stars for my wife and I and we would highly recommend it to anyone who is thinking about buying property in the Azores Islands. We did the unthinkable and purchased a house sight unseen and only using Edmundo and his inspector Scott to be our points of contacts in the Azores. I don’t recommend doing it this way but with internet and the help of AzorExpats it is possible! We knew we wanted to retire in the Azores and a perfect house popped up and was available so we jumped at it even during Covid which made travelling there a pain so we did it with their help instead. The house was even on a the more remote island of Flores, which Scott flew too for the inspection, which was well done and very thorough and then he was willing to answer additional questions we had as well which was super helpful.
  
  Edmundo is a great person to deal with and is fluent in English and Portuguese which is a must if you don’t speak much Portuguese, which my wife and I are learning but not fluent in it yet. He provides several services which are very helpful like the inspection service through Scott and he also has lawyer and accountant contacts to use. Without AzorExpats this would have never been possible for us. We were able to buy our dream retirement home on a peaceful island like we wanted and we look forward to being able to get over there more soon.
  
  Edmundo did all of the translation for us through video calls and we were able to go over every document and he let us know what needed to be done ahead of time before the purchase date. He even set me up with contacts at Banco BPI so I could open an account during the same visit before buying the house. This went well but I recommend setting up the account before the week of the purchase or at lease plan for a three-week gap between setting up the account and buying a house as transfers and such take time. Edmundo also flew to Flores and was our interpreter for the deed signing which is required if the buyers are not Portuguese speakers so again, he was a life saver!
  
  My wife and I highly recommend AzorExpats and he is still helping me with property tax payments (which are dirt cheap compared to the US), insurance, internet service, and even finding a car once I get back over there. Of course, there are fees for these services but they are worth every penny especially if you are not fluent in Portuguese, then they are a MUST have at any price and AzorExpats is very reasonable priced in my opinion!!

We receved a detail inspection with a prioritized bulleted list for action, this and confirmed our reason for purchasing our home abroad and for why we contracted AzorEpat Services.   My wife and I highly recommend Edmundo and the Immigration Clinic for support when looking for and/or buying property on Sao Miguel in the Azores.
  
  We do not speak much Portuguese and are not so familiar with how the process of buying property works here. Edmundo accompanied us to look at a house and we were impressed with his eye for construction details and quick ability to come up with solutions to "problems". He also advised us to ask for certain documents and then looked through them for us to make sure everything was as it should be (which we have learnt from others who have bought property is not to be taken for granted).
  
  Edmundo has been great at explaining things for us and pointing out important things to think about based on the climate, the laws, bureaucracy and the culture. A big plus is that he is fluent in both English and Portuguese and has an understanding of both North American culture and the island's local culture. Also, Edmundo is friendly, quick to respond to e-mails and telephone calls and also arranges contacts with other experts when needed.
